10 Year Anniversary
Resolution Capital – Celebrating 10 Years of Leading Real Estate Investment Performance
Resolution Capital, the Sydney-based global real estate securities manager, celebrates its 10 year anniversary in 2014 with all of its investment strategies outperforming benchmarks since inception.
Andrew Parsons, Managing Director of Resolution Capital, said: “In light of the challenging economic and investment market backdrop, we are particularly proud of the exceptionally strong absolute and relative returns delivered by our global real estate securities investment strategies. It also should be recognised that our real estate funds remained open to redemptions at all times. We are especially grateful to our clients whom have entrusted us with their money”.
The Resolution Capital Global Property Securities Strategy (Unhedged) passed its seven year anniversary in December 2013 with outperformance of 4.9% p.a. since inception. The Resolution Capital Global Property Securities Fund (Hedged), which is available to retail investors and financial advisers, has outperformed by 6.3% p.a. since its inception more than five years ago, producing a total return of 11.6% p.a.
“Having invested in A-REITs since the mid-1990’s, over a decade ago the team recognised the superior investment opportunities available in the global REIT market. We listened to what investors wanted from listed real estate and sought to emulate world’s best investment practices and apply it to global real estate. We devised a simple strategy: invest in a select, relatively small, number of the world’s best listed real estate portfolios. In an increasingly global economy, we focus on identifying the best value, best quality platforms in each property sector” Mr Parsons said.
“Our portfolio typically contains 40 to 50 real estate stocks, which meet our stringent proprietary selection criteria. These platforms own real estate in the world’s leading cities including New York, San Francisco, London, Paris, Hong Kong and Tokyo and contain some of the world’s leading shopping centres, premium office buildings, modern industrial logistics parks, as well as apartments, storage facilities and hotels. The property portfolios in which we invest typically exhibit operating and environmental metrics well above industry benchmarks. It would be near impossible to viably replicate the quality and location of the underlying real estate in any other form”.
Marco Colantonio, Director and one of four Portfolio Managers of Resolution Capital, said: “Key to our investment success is a genuine emphasis on proprietary research with a focus on balance sheet strength and corporate governance. Avoiding permanent impairment of capital is the critical objective in investing in real estate. And whilst volatile markets provide an at times bumpy ride, we have always provided our clients with liquidity and transparency thanks to the listed nature and quality of our fund’s underlying real estate investments”.
